Questions to ask the broker
1. Do you provide training and/or a mentor program where I can shadow an experienced agent for a period of time?
-If so, is there a cost to me and how much?
2. What are your monthly desk fees? At what commission split will I begin?
– Do you offer a graduated commission that pays me a higher percentage as my sales increase?
– What is the average commission split for experienced, well producing agents?
3. What extra costs will I incur?
– Do you charge transaction fees?
– Are there local and state realtor association dues I will have to pay?
– Do you provide errors and omissions insurance?
– Will I need my own signage and lock boxes?
4. What advertising options do you provide?
– Newspaper?
– Online?
– Local flyers?
– How is it determined which listings get advertised?
– is there a cost to me and how much?
5. How many successful full time agents do you have?
– What is the average yearly income of an agent in this office?
– What was your gross volume of sales last year?
6. Is your office a team oriented environment, or are your agents successful on their own?
– Will I be working with a partner?
– Do you offer any bonuses or extra incentives for exceeding goals or recruiting agents?
– Do you offer profit sharing?
– Do the agents working in this office have a voice regarding decisions being made for the brokerage, such as when and where to advertise, what training programs are offered, etc.?
7. What are your hour requirements for full time agents? Do you hire Part time agents?
– What are your policies on working weekends? Evenings?
– What will be expected of me as far as sales and production?
8. Do you have an in-house secretary or receptionist?
– If so, will he or she provide me with clerical assistance such as writing letters, preparing flyers, or managing listings?
9. What are your policies on referrals?
– When will I be given one?
– After I am eligible, how many can I expect per month?
– What are the sources for referrals?
– On average, how many referrals do you give your agents per month?
10. Do you have regular sales meetings and property tours?
– If so, how often and on what day and time are they held?
– Can I sit in on a meeting before making a decision to join your brokerage?
